For the twelve-month period from November 2009 through October 2010, Closed Sales were down overall by 2.6 percent. New Construction seemed to have the biggest pull on that figure, although newly built homes with private waterfront were actually up 18.3 percent. Previously owned homes with private waterfront were also up 6.1 percent.
The price range to experienced the largest increase in sales compared to the same period last year, was the Up to $150,000 bracket for private waterfront homes. The largest decrease in sales was among homes with water access/riverfront priced between $200,001 to $275,000.
Non-waterfront homes were the only ones to see price gains over the last twelve months, up 1.4 percent to $109,000. Private waterfront home prices were down a slight 1.1 percent to $272,000, while homes noted as having water access/river saw their prices fall 8.1 percent to
$160,000.
